The Homebuyer Report (RICS Level 2)
The Homebuyer Report (RICS Level 2), is a similar product to the condition report designed to bring to your attention the matters which the Surveyor considers to be most important.
By applying coloured condition ratings to the various elements of the building reported on, the Surveyor will inform you whether the defects are serious or urgent. The report is in a standard format prepared by the RICS and covers all parts of the building.
This service is normally more suited to reasonably modern properties, including flats, of standard design and in seemingly satisfactory repair. It may also be appropriate for older properties that have been renovated in recent years.
The report can either include a Market Valuation and a Reinstatement Cost (for buildings insurance purposes) or not depending on the clients instruction.
An e-mail copy is sent usually within 2/3 days of the site visit and a covering letter and two hard copies in the mail first class post the same day.
